The Board of Lake County Commissioners will hold a public hearing on Tuesday, November 20th, 2018 at 11:00 am in the Office of the Lake County Commissioners, Room 211of the Lake County Courthouse on the following item:

RESOLUTION TO ADOPT AMENDMENTS TO LAKE COUNTY’S POLSON DEVELOPMENT CODE

On Thursday October 11th, 2018, the Lake County Board of Commissioners passed a resolution of intention to adopt proposed amendments to Lake County’s Polson Development Code (PDC) proposed by Land Solutions, LLC on behalf of the Barry Silverman Trust, and modified by Lake County Planning Staff. Upon being adopted, the amendments would allow detached accessory dwelling units (ADUs), reduced minimum side yard setbacks, increased maximum lot coverage after receiving special use approval, and accessory structures in front yards on properties located within the Rural Residential Zoning District (RRZD). The proposal also includes amending the PDC performance standards to address ADUs, and amending definitions related to accessory uses and buildings, and waterfront lots. The subject area of the proposed amendments includes all areas located within Lake County’s portion of the Polson City/County Planning area in which they apply.

Information related to the proposed amendments is available at the Planning Dept., Rm. 315 of the Lake County Courthouse. The Board of Commissioners will receive written and verbal comments up to the date of the scheduled public hearing from persons owning real property within the district whose names appear on the last-completed assessment roll of the county. On Wednesday, Nov. 14, 2018 at 7:00 p.m., the Lake County Planning Board will hold a public hearing in the large conference room of the Lake County Courthouse on the following item:

GRAHAM LAKESHORE APPLICATION

Lawrence J. Graham has submitted a permit application for the installation of a mooring buoy on Flathead Lake. Per section 5-3(H)(2)(a) of the Lake County Lakeshore Protection Regulations, a buoy may only be permitted after review by the Planning Board. The primary focus of the Board’s review will be to determine whether the buoy will create a significant safety hazard or interfere with navigation or recreation. The associated property is located on the west shore of Flathead Lake at 18772 Medicine Rock Lane, in Rollins, and is legally described as Block 2 Lot 7 of Johns Lake Shore Tracts, located in section 9 of T25 N, R20 W.

On Wednesday November 28th, 2018 at 10:00 am, the Lake County Board of Commissioners will hold a public hearing in the Office of the Lake County Commissioners, Room 211 of the Lake County Courthouse on the following item:

A & T PROPERTIES, LLC BUILDING FOR LEASE OR RENT REQUEST

Clark A. & Terry J. Griffiths on behalf of A & T Properties LLC is requesting approval for a Building for Lease or Rent proposal to construct one additional storage unit structure. The construction will add an additional 30 individual storage units to the already existing 28 units. The 80-acre property is located at 36700 North Reservoir Road, Polson, MT and is legally described as W½ SW¼ located in S23, T22N, R22W.

RESOLUTION TO ADOPT A RIGHT TO FARM AND RANCH POLICY

On Wednesday October 24th, 2018, the Lake County Board of Commissioners passed a resolution of intention to adopt a Right to Farm and Ranch Policy. Upon being adopted, the policy would be used as an advisory document for land use, capital improvements planning, infrastructure, and development in Lake County. The subject area includes lands located within the exterior boundaries of Lake County that are under Lake County’s jurisdiction. The Board of Lake County Commissioners will now hold a public hearing to consider public comments received and adoption of the proposed policy.

Information related to the proposed Right to Farm and Ranch Policy is available at the Planning Dept., Rm. 315 of the Lake County Courthouse. The Board of Commissioners will receive written and verbal comments up to the date of the scheduled public hearing. Lake County has received the following floodplain development permit application and is accepting comments on the proposal:

KOOTENAI LODGE ESTATES
FLOODPLAIN DEVELOPMENT PERMIT APPLICATION

Kootenai Lodge Estates has applied for a floodplain development permit for construction within the 100-year floodplain of Swan Lake. The project includes the construction of a detached garage and the installation of a gravel driveway. The garage is proposed to be wet-proofed up to two feet above the base floodplain elevation, and the project requires 76 cubic yards of ¾-inch crush, 70 cubic yards of pit run, and 70 cubic yards of top soil. The subject property is legally described as Site 35 of the Historic Kootenai Lodge Condominium Subdivision, located in Sections 11 and 14 of T26N, R19W.

On Tuesday, December 11th, 2018 at 1:30 pm, the Board of Lake County Commissioners will hold a public hearing in the Office of the Lake County Commissioners, Room 211of the Lake County Courthouse on the following item:

LANGSTON BUILDING FOR LEASE OR RENT REQUEST

Radford and Donna Langston are requesting approval of a building for lease or rent application to construct six (6) glamping units on a 160-acre parcel. Every three glamping units are proposed to share a well and septic system. The glamping units are constructed with the kitchen and bathroom areas within a wooden structure and the sleeping areas are within a connected tent type structure. The property is legally described as the NE 1/4 of Section 29 of Township 26 North and Range 18 West.
